    • What am I legally purchasing?

      You’re buying an apartment on a freehold stratum title within a body corporate.

       

      Does the purchase price include GST?

      Yes, the purchase price includes GST.

       

      What is a body corporate?

      A Body Corporate is the management body of a building. Every owner of a Unit Title development is automatically a member of their particular building’s Body Corporate. The Body Corporate meets annually to discuss and determine administrative matters, insurance, finance and maintenance of their building. The responsibilities of the Body Corporate are further defined in the Unit Titles Act 2010.

       

      What are the Body Corporate Costs?

      Approximately One Bedroom Unit ($2,019 - $2,195 per annum), Two Bedroom Unit ($2,809 - $3,336 per annum), Three Bedroom Unit ($3,599 per annum), Penthouse Unit ($6,496 - $9,305 per annum)

       

      Will there be an onsite property manager?

      Yes there will be a full time on-site property manager residing in the dedicated mangers flat. 

       

      What are the onsite facilities?

      The complex features a gym, storage facilities, underground basement parking, two lifts, and onsite managers flat, property managers office and guest waiting area. There is a fully landscaped outdoor grounds and seating areas.

       

      Where is my deposit held and will it be secure?

      Your deposit is held in the vendor's lawyers solicitor in an interest-bearing account. The deposit shall be held securely by the solicitors until completion of the development and issue of CCC.

       

      I’m an overseas resident, can I purchase one of these apartments?

      Yes, you can, it meets some of the exemption criteria from the Overseas Residents Restrictions. Being over 20 units, up to 60% of these units can be sold to overseas residents so be quick if you’re interested.

       

      What happens to rubbish?

      There will be communal rubbish shoots and collection points on each floor of the complex. The Body Corporate will be responsible for the collection and disposal of all rubbish.

       

      How many proposed apartments?

      148 units being a mixture of 68 x one bedrooms, 66 x two bedrooms, 6 x three bedrooms and 8 x penthouse suites.

       

      How long will construction take?

      Approximately 12-15 months from the commencement of works following the date of notified satisfaction of vendor finance clause. The estimated completion date is Early - Mid 2020.

       

      Can I have my pet live in my home?

      No, not unless you are granted permission from the body corporate. Please refer to the draft Body Corporate rules.

       

      Will the apartments be watertight?

      The apartments will be designed to the utmost standards to exceed structural and weather tightness requirements of the New Zealand Building Code.

       

      They will also be certified by our professional consultant team and checked and approved by the local council under the building consent process.

       

      Will the apartments be soundproof?

      Yes, the apartments have insulated walls to help in ensuring your quiet enjoyment.

      Are the window double glazed?

      Yes, all external windows will be double glazed.

       

      Are the residences air conditioned?

      Yes. All apartments feature heating / air-conditioning ventilation systems.

       

      Will the apartments to built to seismic codes in New Zealand?

      Yes the apartments will be built to at least 100% NBS

       

      Is the unit separately metered?

      Yes, each unit will have its separate power and gas meter.

       

      Can I rent my home privately?

      Yes you can rent these units out short term or long term... Air BNB is also permitted.
